Is Now the Right Time to Buy or Sell a Home?

The market may not feel perfect, but the right time to make a move depends less on national headlines and more on your goals, finances, property, and local market.

Is Now the Right Time to Buy or Sell a Home?

It is one of the most common questions in real estate:

Is now the right time to buy? Is now the right time to sell? Or would it be smarter to wait?

The honest answer is that there is no single perfect time that applies to everyone.

Interest rates, home prices, inventory, competition, and the broader economy all matter. But the right time to make a move ultimately depends on your finances, your plans, your property, and what is happening within your specific local market.

For buyers and sellers in Santa Cruz County and Silicon Valley, national housing headlines rarely tell the complete story.

Waiting for the Perfect Market

It is understandable to want more certainty before making a major real estate decision.

Buyers may be waiting for mortgage rates or home prices to come down. Sellers may be waiting for prices to rise further or for more buyers to enter the market.

The challenge is that the housing market does not usually provide a clear announcement that conditions have become ideal. By the time a shift is obvious, other buyers and sellers have often recognized it too.

If mortgage rates decline, affordability may improve, but buyer competition could also increase. If inventory grows, buyers may gain more choices, but sellers may face additional competition. If prices rise, homeowners may gain equity while buyers face a higher cost of entry.

Every market creates both opportunities and tradeoffs.

What Is Happening in Our Local Market?

Current conditions show that Santa Cruz County and Santa Clara County continue to operate differently from many national markets.

In September 2026, Santa Cruz County recorded 125 closed single-family home sales with a median sale price of $1,250,000. Homes spent a median of 26 days on the market and sold for an average of 99% of their final list price.

Santa Clara County recorded 726 closed single-family home sales with a median price of $1,880,000. Homes spent a median of only 12 days on the market and sold for an average of 103% of their final list price.

These numbers show that buyers are still active. Desirable homes can still sell quickly, and multiple offers remain possible.

They also show that buyers are more selective. Homes that are priced too aggressively, poorly presented, or out of step with their competition may take longer to sell or require a price adjustment.

This is not a market where every property receives the same response. Strategy matters.

Is Now the Right Time to Buy?

Now may be the right time to buy if purchasing aligns with your finances and long-term plans.

Higher mortgage rates have affected affordability, but they have also caused some buyers to step back. That can create opportunities for those who remain prepared, especially when a property has been available longer or the seller is motivated.

Before buying, consider:

  • Can you comfortably manage the monthly payment?
  • Do you have sufficient funds for your down payment, closing costs, and reserves?
  • Do you expect to own the home long enough to move through normal market fluctuations?
  • Does the property support your lifestyle and long-term plans?
  • Are you prepared to act when the right home becomes available?

Waiting for rates to fall does not guarantee a lower overall cost. A reduction in mortgage rates could bring more buyers into the market, increasing competition and placing additional pressure on home prices.

The stronger question is not whether today’s rate is ideal. It is whether the complete purchase makes sense for you.

Is Now the Right Time to Sell?

For some homeowners, the current market continues to offer a strong opportunity to sell.

Inventory remains limited in many desirable areas of Santa Cruz County and Silicon Valley. Buyers are still searching for homes that are well located, thoughtfully prepared, and priced appropriately.

Now may be the right time to sell if:

  • Your current home no longer supports your lifestyle
  • You are relocating, downsizing, or moving closer to family
  • You have significant equity
  • Your property fills a need that is not well represented in the current inventory
  • You have a clear plan for what comes next

However, simply listing a home is not enough. Today’s buyers closely compare condition, design, photography, presentation, location, and price.

Ben Strock and the Strock Team begin planning well before a property reaches the market. That may include identifying strategic improvements, coordinating preparation, refining the presentation, evaluating comparable sales, and building a marketing campaign around the home’s most compelling qualities.

The goal is to make the property stand out from the moment buyers discover it.

Pricing Can Determine the Outcome

In Santa Cruz County, homes sold for approximately 99% of their final list price in September, but only about 96% of their original list price.

That difference matters.

It suggests that some properties entered the market above the price buyers were willing to support and needed an adjustment before selling.

The first days on the market often provide the greatest opportunity to capture attention. Beginning too high can cause qualified buyers to overlook the property, wait for a reduction, or choose a competing home.

Strategic pricing is not about undervaluing a property. It is about positioning it to generate the strongest possible response.

Your Next Move Matters Too

A homeowner may hesitate to sell because their current mortgage rate is lower than the rate available today. That is a legitimate financial consideration, but it is only one part of the decision.

Your current home may have substantial equity. You may need more space, less maintenance, a different location, or a home that better supports the way you live now.

The decision should account for both the cost of moving and the cost of remaining in a home that no longer fits.

Before selling, the Strock Team helps homeowners consider the entire transition, including the likely sale price, preparation costs, available equity, replacement-home options, timing, and potential negotiating strategies.

The Right Time Is Personal

The market should inform your decision, but it should not make the decision for you.

For a buyer with stable finances, a long-term plan, and the ability to negotiate on the right property, today’s market may offer a meaningful opportunity.

For a homeowner with strong equity and a desirable property, limited local inventory may create an advantageous time to sell.

For someone without financial stability, a clear next step, or sufficient time to prepare, waiting may be the better decision.

There is no universal answer. There is only the answer that fits your circumstances.

So, Is Now the Right Time?

Now may be the right time if the move supports your goals, the numbers make sense, and you have a knowledgeable strategy guiding the decision.

You do not need to predict the exact direction of mortgage rates or home prices. You need to understand your options within the market that exists today.
